The development of Urban Independent and Assisted Living is a challenge within a tight urban site and unique interactive community zoning requirements. The project is designed for a moderate income level, active and social urban senior. The key characteristics for its long term operation viability (designed to allow for AL, IL or Market Rate) is resiliency through Adaptable, Universal Unit Design, Modular Design and contemporary aesthetics. The modular apartments are expandable from a Studio, 1 BR to 2 BR. The approach is based on an Open Plan (minimal doors and interactive spaces) with expansive window views. The first floor design approach is Intergenerational Living with a Café and Social areas for internal or community users.
